It's 29 February 2012!

As known or called as leap year that comes every four years which gives February an extra day of 29 days instead of the usual 28 days. People who are born in leap year are unique for having birthdays not every year but every four years. It's either unique or so uncool I guess. They won't get birthday prezzie and celebration every year then.

I wonder how many babies are born today?

As for me, it's not a really good day today. Off to office after 2 days break, trying to gain energy after 6 days away from home and working like there's no tomorrow. Today is also the last day for a friend of mine who are moving to Putrajaya starting tomorrow, someone who I grew to be so comfortable with after 6 months. It's not that easy to find that someone and now she's going away...sob...sob...sob....

The office is totally hot with no aircond at all and to top it off, there's also no water. It's so killing for someone who consume lotsa water and need to go to the bathroom every now and then...

Praying that days will be much brighter even without my best friend around starting tomorrow...huhuhuuuuu

Chap Goh Meh aka Chinese Valentine's Day

As from the net :

Chap Goh Mei is basically the last day of the Chinese New Year festival which is celebrated on the fifteenth day. The term Chap Goh Mei is derived from the Hokkien dialect when translated simply means the 15th night of Chinese New Year. Chap Goh Mei is also known as the Chinese Valentine’s Day, another significant purpose for this day besides being tagged as the last day of celebrations. This is also a night where family members come together and have a meal while offerings and prayers are also held in conjunction with the celebrations.

Just like the first day of Chinese New Year, Chap Goh Mei is celebrated on a grand scale as the houses are decorated with bright lights and red lanterns. You can see that many of the houses provide offerings for the deities as the candles and joss sticks flicker in the wind. If you go to temples you can see many of the devotees perform prayers and asking the God of Prosperity to bless them with success and wealth for the coming year. The night will also be filled with activities as you may be able to witness cultural performances, lion dances and other various activities which you will have to wait another year for should you miss out on it that night.

As mentioned before, the last day is also marked as the Chinese version of Valentine’s Day which will definitely bring forth lots of fun and gaiety. On this night of courtship the young ladies will dress to the nines and go to the temples in hope of finding their prospective suitors. In Malaysia most of the single people turn out on this night for the same purpose of match-making.

However instead of going to temples and finding their significant other, what most of them do is take mandarin oranges and write their name and phone number on it. Then they would throw it into a lake or a pond which traditionally signifies that the lady is available for marriage, however in modern times it is usually to find a boyfriend. This is definitely one of the main highlights of Chap Goh Mei and something that is popular amongst the youths even until today.

You would think that this tradition was passed on from China however it is not. In fact it originated from our very own shores in the state of Penang. The tradition of throwing mandarin oranges started sometime ago in the late 19th century. So every year on that particular day you would see throngs and throngs of single people flock to the Esplanade armed with mandarin oranges and personal information scribbled on the skin of the oranges.

Another tradition with regards to Chap Goh Mei is that this is the only day throughout the whole year where the young maidens would be allowed to walk the streets but they must be accompanied by a chaperon. The young men would also go out and in hopes of catching a glimpse of the young maiden and taking their hand in marriage. Obviously this does not happen anymore but the concept of match-making still lives on.

Maulidur Rasul

As goggled :

Salam Maulidur Rasul to all!

Don’t use oil more than once

PETALING JAYA: Repeatedly used cooking oil can cause hypertension, affect the liver and may in the long run lead to cancer, the National Poison Centre has warned.

Centre consultant Dr T. Jayabalan said cooking oil should not be used even twice.

“When used repeatedly, the concentration of hydrocarbons in the oil increases and these can clog and stiffen arteries, causing hypertension and also affect the liver,” he said in a phone interview.

“Many people do not discard the oil after using it once. They put it in a container to be used again before they finally dispose of it,” Dr Jayabalan said.

“No level of contamination should be allowed. There is no basis for a permissible level of recyling for oil meant for human consumption.”

Eid al-Adha

What is Eid al-Adha as taken from Wikipedia....

Eid al-Adha (Arabic: عيد الأضحى‎ ‘Īd al-’Aḍḥá, IPA: [ʕiːd al ʔadˁˈħaː], "feast of sacrifice") or "Festival of Sacrifice" or "Greater Eid" is an important religious holiday celebrated by Muslims worldwide to commemorate the willingness of Abraham (Ibrahim) to sacrifice his son Ishmael (Isma'il) as an act of obedience to God, before God intervened to provide him with a sheep— to sacrifice instead.

Eid al-Adha is celebrated annually on the 10th day of the 12th and the last Islamic month of Dhu al-Hijjah (ذو الحجة) of the lunar Islamic calendar. Eid al-Adha celebrations start after the Hajj, the annual pilgrimage to Mecca in Saudi Arabia by Muslims worldwide, descend from Mount Arafat. The date is approximately 70 days (2 Months & 10 days) after the end of the month of Ramadan, i.e. Eid-ul-Fitr. Ritual observance of the holiday lasts until sunset of the 13th day of Dhu al-Hijjah.

In keeping with the tradition of the Prophet Muhammad, Muslims are encouraged to prepare themselves for the occasion of Eid. Below is a list of things Muslims are recommended to do in preparation for the Eid al-Adha festival:

1.Make wudu (ablution) and offer Salat al-Fajr (the pre-sunrise prayer).
2.Prepare for personal cleanliness - take care of details of clothing, etc.
3.Dress up, putting on new or best clothes available.

Happy Eid al-Adha to all Muslims all around the world!

Lessons on leases

For mummy's reference...

Lessons on leases
29/10/2002 The Star Articles of Law with Bhag Singh

BUYING a house involves large sums of money and the buyer spends a good part of his/her life repaying the bank loan taken to purchase the property.

This obligation turns out to be more onerous when it transpires that the information received is either incomplete or misleading. To this I would add information received which is not fully appreciated.

In this context a reader who is about to purchase an apartment in the present atmosphere where many properties are being sold at bargain prices asks whether this is the time to pick up a unit and what he should look out for when purchasing such a property.

Whilst the aspect of timing involves various factors, it is also not easy to state what you should actually look out for from the legal point of view. Another aspect is that buying an apartment, condominium or flat falls into the broad category of purchasing compartmentalised units.

Of course apartments, condominiums and flats denote different levels of comfort, facilities and luxury. However there appears to be no fixed legal meaning for any one type. This is because one property may be an ordinary condominium and another a luxury apartment. Only the actual facilities and levels of maintenance will distinguish between the two.

It is helpful to consider a number of aspects when purchasing such a property, especially in view of the intensity of advertising and the manner in which information is disclosed.

One important point to consider is whether the land is freehold or leasehold. If it is leasehold, then it would be useful to know whether it is for 99 years or a shorter period. This is vital because some advertisements merely describe the land as leasehold without mentioning the number of years. It would be unwise to presume that all leases are for 99 years

Even if it is known that the lease is for 99 years because it is so advertised, it would be prudent to check what the remainder of the lease is. This need arises because there may be land which was alienated as a lease, say, 27 years ago and the housing developer may take another three years to complete the construction. In this case, only 69 years of the lease may be left even though it is a 99 year lease. As far as the buyer is concerned, he is only getting a 69-year lease.

The thing about leasehold land is that, once the lease expires, the land reverts to the state. The owner will then have to either apply for a renewal of the lease before its expiry or apply for a fresh alienation if the lease has expired. These will involve the payment of a hefty premium which would be close to buying the land all over again with perhaps some discount.

Therefore when buying such a property it would be advisable for the house buyer to enquire about the nature of the land and the unexpired term of the lease. Advertisements which are silent or incomplete in this regards should be viewed with caution.

Another important aspect to look out for is the availability of a covered car park and whether the sale includes it. The cost of a covered parking lot can be substantial and can amount to almost 15% of the cost of the property.

Unlike a landed property such as a terrace house, a car park may not automatically come with the purchase of a compartmentalised unit.

In a society where a car is a necessity, the absence of a car park would be a serious disadvantage. Therefore there is a need to pay attention to this aspect when purchasing a property.

Most compartmentalised properties include a covered car park as part of the purchase. This, however, is no reason to assume that this is always so. After all the right of parties will be enshrined in the Sale and Purchase Agreement.

If a car park is not included in this contractual document, the property buyer cannot assume that this is normally the case.

One other aspect that must be mentioned is the facilities offered. It would be useful to know whether the facilities are for the full term of the lease period.

The writer is reminded of a case where the advertisement announced the development of land that had a 99-year lease. However, the land on which the swimming pool was constructed had only a 30-year lease.

When the 30-year lease expires and is not renewed, the condominium owners could end up without a swimming pool. On the other hand, if the lease is renewed, it could mean the payment of a premium which would then have to be paid by the condominium owners.

Confidence is skin deep

Juz wanna share an article in The Star that caught up my eyes today...

The author said that there is no secret potion in making you looks gorgeous in an instant. It is a combination of time, effort, money and the discipline of exercise and eating right to look good, and it is a never-ending routine. No effort, no gain!

At the end of the day, it is about pleasing ourselves. Looking good lends us more confidence and that is the only reason we should make the effort. Not for other people, just us.

She is totally right!

Wuduk sah jika terkena najis....

Just to share the info that I have read....

Perkara yang membatalkan wuduk/air sembahyang adalah :

1. Terkeluar sesuatu dari lubang qubul & dubur
